Starbucks, Regus coming to The Grove Orlando

The national coffee chain will anchor the newest outparcel at The Grove Orlando.

SOUTHWEST ORANGE By the end of the year, those who frequent The Grove Orlando and nearby areas will be able to drive up and order their favorite Starbucks coffee.

That’s right: Soon those concrete walls going up at the southwest corner of Conroy Windermere and Apopka Vineland roads will house a Starbucks and office space, along with other retailers.

Tavistock Development Company previously announced plans in January 2016 for a proposed two-story building totaling 31,000 square feet on the 2.3-acre parcel, which would be mixed use for office and retail space. 

Now, just more than a year later, Tavistock is working with McCorkle Construction and Hunton Brady Architects to construct a two-story building that will encompass 32,450 total square feet.

The second floor will consist of 17,815 square feet of office space and Regus, a multinational corporation that provides a global workplace, will be leasing it.

The first floor is to be dedicated to the remaining 14,635 square feet. The only confirmed retailer on the ground floor thus far is the Starbucks, said Jessi Blakley, director of communications and public relations for Tavistock. It will lease 2,506 square feet and the covered drive-thru. There are four remaining retail spaces that have yet to be leased.

“The project is anticipated for completion early in the fourth quarter of 2017,” Blakley said.

Residents who attended preliminary community meetings last spring had shared their concerns about increased traffic flow to the area; whether there would be ample parking space; and a possible violation of Four Corners CVC code, which states that drive-thru restaurants are not permitted in the area. 

But exceptions were granted previously for the Panera Bread on the property, which has a drive-thru. Additionally, the Orange County Board of County Commissioners amended the waiver in May to allow no more than two restaurants with a drive-thru in that quadrant, therefore granting permission for a drive-thru coffee shop.

Tavistock staff assured residents at the time the coffee shop would have a long queue line and an internal parking lot with no direct connectivity to the main roads. Plans from July depicted at least 58 total parking spots immediately surrounding the parcel.
