DR. PHILLIPS – The meeting, held Feb. 21 at the Rosen Jewish Community Center in Southwest Orlando, opened with a presentation by Orange County Chief Planner Eric Raasch, who listed several residential and commercial projects planned in the north, central and south divisions of the Dr. Phillips area.
In the north sector, proposed plans include a 43,000-square-foot assisted-living facility on Conroy-Windermere Road known as the Certus Senior Living Center. The center will be considered for approval by the Orange County Board of County Commissioners in June.
Also in the works is a proposed mixed-use project called Isleworth Four Corners, which is to be located at the intersection of Conroy-Windermere and Apopka-Vineland roads.
The project, which had its first community meeting Feb. 27, would include 23 single-family units, 200 townhomes, 80 independent-living units, 120 beds in an assisted-living center, a 25,000-square-foot medical clinic, 40,000 square feet of office space and 84,000 square feet of retail office space.
In the central area, there are a total of seven projects in various phases of the approval process.
Three of the seven developments are sites with acreage reserved for multi-family units. One of those developments is a residential project called Majorca Place, which has had its plans for 299 multi-family units approved.
Another proposed development includes DRC-approved plans to build 394 multi-family units on Lot B of the Granada development, which has been approved by the county’s Development Review Committee, as well as BCC-approved plans for 183 single-family homes on Granada Lot A.
National Spa, which would include 148,600 square feet of commercial space, plans to have a 120-room hotel and 286 multi-family units.
Raasch also mentioned Hubbard Place, located by Lake Tibet, which is a proposed residential development that would include 13 single-family homes.
Another development, called Spring Lake Health and Living Campus, is already under construction and is slated to have 186 units for assisted and independent living.
The last proposed development, referred to as the Pizzuti PD/CubeSmart DP, consists of a seven-story building with 110,651 square feet for self-storage use, while another project, known as Rialto, simply requests permission to construct an ancillary helipad.
The south sector, which includes the majority of the area’s development proposals, has 10 projects undergoing the county’s approval process.
These projects include the 50-acre relief school for Dr. Phillips High School, a facility with 96,300 square feet of self-storage space, a 141-room hotel and a 350-room dual-brand hotel on Palm Parkway and Lake Street by Springhill Suites and Town Place Suites.
Also upcoming are two future multi-family developments: Vista Centre and Hannah Smith. Vista Centre, which has been approved by the County Commission, will have 300 units, while the Hannah Smith planned development aims to construct 250 units — a request which county commissioners will consider March 6.
One project already under construction — Ruby Lake planned development — includes 236 single-family homes and 132 townhomes.
Another project, Kerina Parkside, will have 111 single-family homes on Tract 2 and 229 single-family homes on Tract 11.
The last two projects are requests to expand facilities. One request is to add 4,225 square feet of residential units for priests at the existing Maa Durga Sri Sai Baba Temple on South Apopka-Vineland Road, otherwise known as the Buena Vista Commons PD expansion. The second project, referred to as the Jama PD Expansion, would add 22,314 square feet of space for a new building at the Islamic Center of Orlando Jama Masjid on Ruby Lake Road.
