Windermere to consider rezoning ordinance for redevelopment project

An ordinance that would rezone a 2.17-acre parcel of land in downtown Windermere is up for discussion at the Tuesday, April 13, Town Council meeting.

Ordinance 2021-01 would rezone the land — located at the northeast corner of Main Street and East Sixth Avenue — from commercial and residential to Planned Unit Development. This is one of the hurdles required to allow for its redevelopment. 

Town leaders and residents previously met in a public workshop March 31 to discuss the developer’s request to redevelop the property with up to 21,750 square feet of retail, restaurant and office space.

As currently proposed, the redevelopment project would require demolishing the existing buildings — Elysium, Karr Realty and Spa Affair, according to the workshop presentation — and constructing two new commercial buildings.

Before the project can become reality, it needs approval of rezoning to PUD, as well as both the preliminary site plan and the final development plan.
