Will the property at 2600 Lee Road go from being a strip club to a retail strip center?

Selling property will be on the brain of City Commissioners on Monday, Jan. 22 as they’ll look to finalize the sale of one piece of land and decide the fate of another.

Commissioners will have a chance to give final approval on the sale of 1111 W. Fairbanks Ave. to Verax Investments, LLC, who plans to build a mixed-use medical and business office.

That land would be sold for $3.5 million, which is higher than the land’s appraised value of $2.96 million.

The property, which is the former site of the Bowl America, was put up for a notice of disposal, opening up a process where potential buyers can make offers.

Winter Park also hopes to make use of the vacant property at 2600 Lee Road, which was once the sight of the breast-shaped gentlemen’s club known as Christie’s Cabaret and formerly the Booby Trap.

That land was purchased in December 2014 and the building was demolished in February 2015. But the land has remained empty ever since, with deals either not panning out or not making sense for the city.

Winter Park City Commissioners will vote between two bona fide offers: negotiate a lease on the property for a Checkers restaurant or sell the property to UP Development, who plans to construct a retail strip center.
