Zip code 34787: The place to be

For the first quarter of 2016, Winter Garden and the 34787 ZIP code has led the Orlando area in home sales.

Winter Garden’s ZIP code now leads all of Greater Orlando in home sales, according to data for the Orlando Regional Realtor Association.

The ZIP code 34787 encompasses several different portions of the West Orange community. It represents the city of Winter Garden, portions of the town of Oakland, as well as portions of Horizon West close to State Road 429. 

325 homes were sold in 34787, exceeding all other ZIP codes in the Central Florida area. In April, the ZIP code also exceeded other local ZIP codes, with 120 homes sold.

The success of the city of Winter Garden is cause for positive numbers, Realtors say. 

“Your city commissioners are some of the best in the county, if not the state, if not the country,” said John Lazenby, Orlando Regional Realtor Association president and of Colony Realty Group. “Look at the growth of Winter Garden. Do you have a new hospital? Do you have a developing Fowler Grove neighborhood shopping center that seems to be booming. That attracts from other ZIP codes.” 

The attractiveness of the historic downtown corridor of Winter Garden also makes the ZIP code appealing. 

“Downtown Winter Garden is a prime reason, because it is different from what we all have in this community,” said Realtor Denise Gregorie, of Watson Realty. “It’s family and family-owned businesses, and I think with bringing the farmer’s markets, the fresh foods, our small businesses, I think everybody loves to support that type of community.” 

The proximity of downtown to Winter Garden Village and the chain offerings such as Target, Best Buy and Lowe’s makes the area more appealing, as residents can visit both local businesses and chain stores. 

In addition, the ZIP code has benefitted from the vacant, developable land available there. 

It includes upcoming areas such as Hamlin and Summerlake, up-and-coming areas in Horizon West that offer access to lakes and pools, giving off a resort-style feel, Gregorie said. It is often what people relocating to Florida — and even natives of Florida — hope to find in a Florida community. 

“When I bring Chicago, New Jersey, New York — all the upper-state (clients) to those places, they light up like, ‘Oh my gosh!’ It’s what they wanted it to be,” Gregorie said. 

Inventory, or the number of homes for sale, also has a trend in Winter Garden that is bucking other trends seen in the rest of Orlando. 

“While the Orlando area’s overall inventory is in decline and stifling sales, 34787 inventory is actually increasing and contributing to the area’s increase in sales,” said Lisa McDuffie, communications manager at the Orlando Regional Realtor Association. 

ZIP code 34786 — which encompasses Windermere and parts of Horizon West — also has a high inventory at 578 homes. This is largely due to the West Orange area reaping the rewards of the vacant land that is available, Lazenby said.
