Higher pricing leads existing housing market

Real estate market prices higher than ever before

As we transition from the long summer days to the advent of the cooler fall season, consumer confidence in the Central Florida real estate market is higher than ever before.

According to the mid-year 2016 figures released in the mid-year Hillman Report, median prices in the existing housing market in Orange and Seminole counties are higher than the same quarter a year ago in most areas. Figures are also close to price levels last seen during the pre-recession highs of 2006.

Let me detail those pricing figures that show the positive state of our real estate market:

• In Orange County, median single-family home and condominium/townhome prices are up 11.1 percent and 13.4 percent, respectively, compared to the second quarter of 2015.

• In Orange County, median single-family home and condominium/townhome prices are 14.5 percent and 31.4 percent below pre-recession highs (second quarter of 2006).

• In Seminole County, median single-family home and condominium/townhome prices are up 12.3 percent and 23.2 percent, respectively, compared to the second quarter of 2015.

• In Seminole County, median single-family home and condominium/townhome prices are 14.8 percent and 15.6 percent below pre-recession highs (second quarter of 2006).
