Legacy Exchange LLC purchases Exchange Building in downtown Winter Garden

The fully leased 42,827-square-foot property with the Hangry Bison, Foxtail Coffee and Mangoni Italian Market Pizza has been sold.

Another downtown Winter Garden building has been sold. 

Crazy Plant Holdings LLC has sold The Exchange to Legacy Exchange LLC Monday, March 30, for $24.5 million, according to deed filed with the Orange County Comptroller's Office. 

Sarasota's Mitchell Lomazov is tied to Legacy Exchange LLC, but the deed also states the address associated with Legacy Exchange LLC is 228 Seminole St., Winter Garden, which is the principal address of 24 LLCs connected to Windermere's James Larweth. 

Larweth, founder and executive vice president at Anton Rx & Anton Health, has spent more than $40 million since 2015 buying 36 residential and commercial properties in downtown Winter Garden

According to property records, in 2025, LLCs connected to Larweth purchased the Edgewater Hotel for $10.3 million; the Khouzam Building for $3.2 million; portions of the Bond Building for $4 million; the building where Black Bean Deli is trying to open for $2,002,499; and the building that houses The Real Estate Collection Offices for $4,497,501.

The Exchange, which was listed for sale Jan. 21, is a three-story, 42,827-square-foot property located at 270 W. Plant St. built in 2021. 

It has 14 tenants, including The Hangry Bison, Foxtail Coffee and Mangoni Italian Market Pizza on the ground level. On the second and third floors are professional service firms, lifestyle tenants and retail operators. The average lease term is 4.2 years, and the building is 100% leases, according to Foundry Commercial, 

Crazy Plant Holdings LLC purchased the 42,827-square-foot property located at 270 W. Plant St. from the city of Winter Garden Dec. 18, 2019, through a special warranty deed.
