Flagship Healthcare Properties has acquired a new medical office building in the Winter Garden community.

The 23,241-square-foot property, located at 12323 W. Colonial Drive, is anchored by AdventHealth Well 65+, a primary care practice that has five locations across Central Florida.

Other co-tenants for the building include AdventHealth Sports Med and Rehab, Winter Garden OB/GYN, Orlando Neurosurgery and The Ear, Nose, Throat & Plastic Surgery Associates.

Flagship is a fully-integrated outpatient health care real estate firm serving clients throughout the Southeastern and Southern Mid-Atlantic United States. 

Gerald Quattlebaum, Flagship’s executive vice president of acquisitions, said the location offers a surplus of opportunities as the area is know for its robust health care sector.

Winter Garden is a part of the Orlando metropolitan statistical area, the third largest MSA in Florida and 23rd largest in the U.S. The area also houses the West Orange Healthcare District, a former healthcare investor that amassed more than $245 million for the Winter Garden community in 2022.

“As Orlando’s population has continued to swell, bedroom communities like Winter Garden have benefited and are experiencing explosive growth with an increased need in support services such as patient-focused healthcare," Quattlebaum said. “We have had tremendous success recently investing in the Orlando MSA and we are excited to continue that trend by adding this first-class, state-of-the-art healthcare destination facility to our portfolio.”

Flagship will provide property management and asset management services for the new medical office building.
