M/I Homes to build new Horizon West neighborhood

The 139-home Encore at Ovation neighborhood will be among the newest communities in Horizon West.

A new neighborhood soon will be underway in Horizon West.

M/I Homes closed early this month on 71 acres located near the intersection of Avalon Road and Western Way/Fleming Road. The homebuilding company plans to develop 139 single-family home sites in Phase One of the new community, to be called Encore at Ovation.

David Byrnes, area president in M/I Homes’ Orlando region, said that 92 of the home sites will be set on 50-foot lots. These one- and two-story homes will range from 1,900 to 3,700 square feet.

The other 47 sites will be 32-foot lots with new two-story, detached homes ranging from 1,800 to 2,800 square feet. Site development for Encore at Ovation is expected to begin Feb. 1. 

Daniel Kaiser, vice president of land for M/I Homes’ Orlando region, said the company has enjoyed success in delivering communities in the active Horizon West market for the past several years.

“The location and access are really unique,” Kaiser said. “Encore at Ovation will be minutes from the 429 via the brand-new Western Way Extension, which will end right at the intersection of Fleming and Avalon,” he said. “Our community will be directly accessed off of Fleming. This will afford our homeowners about a five-minute commute to Disney property. Additionally, with access to the 429 you have a great road network to hit all of the major employment centers in the Orlando area.”

Kaiser added that the Encore at Ovation community design — which includes the integration of different lot sizes — also takes advantage of views of Lake Mac and surrounding wetlands.

“(This) will provide a serene experience in many of the rear yards of the homes,” he said. “The community will have lots of passive recreational areas, as well as a centralized clubhouse and pool area.”

Four new floor plans for M/I Homes’ new product line are currently underway. All final styles and floor-plan offerings are still being designed, Kaiser said, but there will be dozens of options for homebuyers.

“The new line is innovative, and we’re very excited about the diversity and potential of Encore at Ovation,” Byrnes said. 

The company expects that sales will begin by September, and prices are estimated to range from $290,000 to $450,000, which includes a 15-year structural warranty. Development of all 139 home sites is expected to be complete by the fourth quarter of the year, Byrnes said.

In addition to the Horizon West market, M/I Homes currently is building throughout 16 markets nationwide and has 16 existing communities in Central Florida.
